If you're looking to buy land in Ashland or Bayfield counties, it'd help to bring cash to the table. Not to say you can't buy land through a conventional loan--there have already been a few this year--but cash dominates the majority of land sales around here. 76% of them*.

Sales across the region slowed some in 2024. Properties sat on the market for longer than they had been in previous years; many saw price reductions over the course of those listings. But despite sales generally slowing, certain areas--primarily Madeline Island, Cornucopia, Herbster (Bark Point specifically), and Bayfield (Brickyard Creek in particular)--witnessed the quick and escalated sale of certain properties with Lake Superior frontage.


What cost the most?

A property near Houghton Falls in Washburn sold for $2,000,000, making it the highest sale of the year; on the island, a three acre parcel on the lake sold for $1,250,000, making it the highest single family home sale of the year. Over in Cornucopia, a three acre parcel on Blueberry Lane sold for $420,000, the most expensive plot of land in Bayfield County last year.
