City of Ashland, WI: A Look at the 2026 Residential Market So Far

Fifty-seven residential listings in the City of Ashland make up this snapshot of the 2026 market. Of those, 26 have sold, 19 are under a contingent offer, 10 remain active, and 2 are pending.
Among the 25 sold transactions, prices ranged from $27,000 to $268,000 with a median of $180,000 and a mean of $161,184. Sales were fairly well distributed across price bands: one sold between $0 and $50,000, five between $50,000 and $100,000; four between $100,000 and $150,000; six between $150,000 and $200,000; seven between $200,000 and $250,000; and two between $250,000 and $300,000, with the $200,000–$250,000 range holding the largest concentration.
These properties also moved quickly. The median time on market was 7 days, though the mean was pulled up to 22.6 days by a handful of slower sales — the longest being 915 11th Ave W, which took 116 days to close. The 10 properties currently listed as active carry asking prices ranging from $79,900 to $260,000, with a median of $150,500 and a mean of $156,390. These listings have been on the market considerably longer than the properties that have already sold — a median of 54 days and a mean of 49.6 days, ranging from 8 to 113 days. This only tells us these particular properties haven't sold yet within that window, not why. Three of the ten show an asking price below their original list price, while the other seven remain at their original price. Price per square foot among active listings ranges widely, from $41.36 to $1,169.35; that top figure, at 1708 Ellis Ave.
Between "sold" and "active" sits the largest group in the dataset: 19 properties currently under a contingent offer, meaning an offer has been accepted subject to financing, inspection, sale of another home, or a similar condition, but the deal hasn't yet closed. This group also carries the highest prices of the three — asking prices range from $89,900 to $299,000, with a median of $235,000 and a mean of $213,132, notably higher than either the sold or active groups. Median days on market is 51 and the mean is 54.5, ranging from 5 to 118 days. Only 2 of the 19 show an asking price below original list price, with the remaining 17 still under contract at their original price. Two of these listings are worth flagging directly: 609 14th Ave E and 822 MacArthur Ave each show a "cumulative days on market" figure — 374 and 405 days, respectively — far higher than their current days-on-market figure of 99 and 55 days. That gap indicates each listing has history beyond its current listing period, though the dataset doesn't specify what that history was, so nothing further can be concluded about it here.
Rounding out the active side of the market, two properties are marked pending. 1318 6th St W was originally listed at $225,000 and is now asking $205,000 after 98 days on market, and 2104 County Hwy A was originally listed at $299,000 and is now asking $284,000 after 85 days on market.
Taken together, the 57 Ashland listings reviewed here tell a fairly clear story about pace, if not about cause. The 25 sold properties moved with a median time on market of 7 days and typically closed at or very near their list price, financed mostly through conventional loans. The 10 still-active listings have been on the market considerably longer, at a median of 54 days, and skew slightly lower in asking price than the pending-contract group. The 19 properties under a contingent offer carry the highest median asking price of any group at $235,000 and include two listings with contract or listing history extending well beyond their current days-on-market figure.
