From Port Wing to Corny, seven single family homes sold last month. They ranged in price from $80,000 to $615,000 and averaged a sale price of loosely $359,000.
Port Wing’s only sale, a log home on 22 acres on Quarry Point Rd, a parcel with 665 ft of Lake Superior frontage, sold fast—8 days—for cash, and $16,000 above the seller’s asking price. Lake Superior frontage is always going to influence a property’s price, but couple that with the location and privacy of this particular parcel, and it’s clear why this was as coveted a property as it was.
Up the road in Herbster, three family homes sold. Each of them sold below list price. On Lenawee Road just south of town, a fixer-upper on 20 acres sold in three days. Most notable is the price on this property. It sold for $80,000, a price 47% below the asking price of $149,900. It sold in only three day. On Cranberry River Rd, a sweet little cabin with a separate bunkhouse on 2 acres, a parcel with 414 ft of Cranberry River frontage, sold in 41 days for $400,000. Also on the water, this time 326 ft of Lake Superior frontage, a parcel halfway up Bark Point with a two bed, one bath cabin replete with wood paneling, sold for $458,500, down a bit from the initial asking price of $529,900. This one was on the market for quite a while, 288 days.
Finally, in Corny, a two bedroom cabin with no running water but ten acres off Stage Rd, a very cool part of the county, sold in 4 days for $127,500. In the Sawgrass development, a sleek, modern three bed, two bath home on a 1.7 acre lot sold for $475,000. This home was initially listed for $549,000 but needed some time on the market—683 days overall—to find itself a buyer. Big month for Sawgrass, though; two lots sold as well.
Otherwise, ten acres off County C sold for $50,000; an acre on Romans Point Rd sold for $199,900. In Herbster, two 40 acre parcels sold; each sold for roughly $2,000/acre. In Port Wing, a skinny six acre lot sold for $19,490. It was on the market for 407 days, which makes sense; it’s an oddly shaped parcel.
