Washburn, Wisconsin Real Estate Sales: JUNE 2025

Washburn’s been the hottest market around the bay this year. Second only to Ashland in number of sales, Washburn remains a destination for people wanting to live and play around the Bay.
Last month, six single family homes sold. Half of those homes sold at 80-87% of asking price. So while Washburn’s popular, some sellers continue to reach beyond the current market. Otherwise, the other three homes sold above asking. On the city’s main drag, 410 E Bayfield St., a cute little one story home with an oversized lot of .6 acres, sold in three days and for $4,000 above asking; just outside of the city, a modest country home in good condition (although with dated interior features) sold in only two days. On approximately 5 private acres, the buyers of this home paid $11,000 more than the sellers were initially asking.
Otherwise, a beautiful home near Valhalla and the Pub and Grub on Freedom Valley Dr, one with a charming yet upscale cabin vibe, sat on the market a little longer, 63 days, yet too sold above asking, a whopping $100 above.
Landwise, a commercial lot next to the Fat Radish, one that was literally on the market for years, sold for $29,500. A 30 acre parcel on McCulloch Rd in Bayview sold in three days and another roughly 19 acre parcel on Westgate Rd sold for $139,000 in ten days. Each of the land sales was a CASH sale. Pretty common with land around here.
