Huge uptick in sales around Bayfield last month. Still no closings of single family homes in the city limits, but there were two condo sales in the city, another condo in Port Superior, another condo in Brickyard Creek, and three other single family homes outside of the city.
If you’re looking for a condo in Bayfield, they’ve been selling pretty quickly. Both units that sold last month were off the market in 5 days. One on 2nd St sold for asking, $295,000; the other on 1st St in the complex adjacent the Bayfield Inn on the lake, sold for $430,000, $31,000 above asking. Both were cash sales. The condo in Port Suprior sold for much less, $120,000 ($29,000 below asking) and took much longer to sell: 118 days. In Brickyard Creek, 37475 Sophie Ln, a small albeit gorgeous home that’s only five years old, sold for $370,000. Prices have been ticking upward for condos in Brickyard Creek, and it’s understandable; with deeded beach access and private, natural settings close to Bayfield, there’s a lot to like.
Otherwise, a modest two bed, two bath home just east of 13 on Bressette Hill Rd, sold for $250,000—a very reasonable price for a home around here. At 1,054 sq ft, it is on the smaller side, but the home offers a ton of future potential.
On the island, two properties sold. On the lower end of the spectrum, an aesthetically dated condo in town sold in 2 days for $200,000, $10,000 above list. On 9 acres on the north side of the island, a gorgeous 4 bed, 2 bath home with almost a lodge feel to it, one with 413 ft of Lake Superior frontage, sold for $950,000, less that the 1.15 million the owners initially were asking, It’s one of seven homes that have sold for more than $900,000 in the last five years, one of 28 that’s sold for more than half a million. In fact, the average sale price on the island in the last five years has been a whopping $466,000.
Landwise, a 30 acre parcel on Peterson Hill Rd in Russell sold at $4,667/acre; it’d been on the market for 252 days. In the city of Bayfield, a 1/3 of acre lot on S 4th St sold for $25,000, a solid price for a lot in town. It was priced to sell quickly and did in 10 days.
